
Asphalt fails from the top. Sun oxidizes the binder, water penetrates hairline cracks and undermines the base, and fuel and oil drips soften the surface. A sealcoat applied every two to three years interrupts all three failure modes for a fraction of the cost of resurfacing. Skipping it does not save money — it moves the expense to a much larger line item later.
Our process is deliberately not the cheapest version of this trade. We clean and prep the full surface, fill cracks so water cannot reach the base course, prime oil-stained areas so sealer bonds, apply commercial-grade sealer at proper coverage rates rather than thinned-out shortcuts, and re-stripe once cured. Crack filling is the step low-bid contractors skip, and it is the reason cheap sealcoat jobs fail within a year.
Sealcoating requires temperature and moisture windows, so scheduling matters. We phase projects — typically half a lot at a time, nights and weekends for retail and office sites — so tenants keep operating. We will also tell you honestly when a lot is past sealing and needs patching or resurfacing instead, because selling you a sealcoat over structural failure helps nobody.
